Reservations & Cancellation Policies


An advance deposit of one nights rate plus tax is required upon booking your reservation, (via credit card or by check), for each room booked for any one or two nights stays. A deposit of 50% is required for large groups or stays of three nights or longer.
Holiday and Special Events,  and stays of 5 days or longer - a deposit of 50% is required upon booking with full payment due 30 days prior to arrival.


Deposits will be forfeited if a guest arrives after the confirmed arrival date or departs before the final day of the reservation. When given at least 14 days notice of cancellation we will refund the deposit less a $35 per room processing fee. If not given proper advance notice as stated above we will refund your deposit less processing fee only if we are able to re-rent your room as originally booked. If we are unsuccessful in re-renting your room as you booked it we have no other recourse than to retain your deposit.
Holidays and Special Events - a 30 day prior to arrival cancellation notice applies with a 10% per room processing fee.


Please take notice that according to Vermont Law we are a non-smoking property and if it is found that a room has been smoked in, a $100 Fee will be charged.


Check-in time is from 3:00 PM on. Check-out by 11 AM. Our office hours are from 8:00 AM to 9:00 PM and as we are not open 24 hours we would appreciate a phone call if arriving after our office closes. Late checkout may be arranged on some occasions but if this has not been arranged another day’s rental will be charged for unapproved late checkouts.


Well-behaved pets (under 20 pounds) are welcomed in selected rooms and suites ONLY with prior approval. There is a $20 per night per pet fee.  We want Fido to be happy, so you'll find a bowl, courtesy bags, and treats for your dog when you arrive in your room.  And if Fido's paws get wet, just ask for an extra towel and we'd be more than happy to supply it!

We have rooms that are specifically designated as pet-free for our guests with allergies.  

Our pet policies reflect our respect for your pet as well as for the non-pet owners who stay with us. All pet policies are strictly enforced. We do reserve the right to ask that noisy, messy or misbehaving pets (and their owners) be removed from the premises without notice or refund.

For the safety of your pet and all of our guests, pets must be on a leash at all times while outdoors. For the happiness of your pet and the benefit of our other guests, pets are not allowed in the rooms unattended. Please, do not allow your pet on the bedding. Please do not use our towels or linens to clean off your pets. Ask us for a pet towel that can be used instead. Additional fees will be assessed for dirty or damaged bedding or furniture (including towels and carpeting). Please clean up after your pet both inside the room (spilled food, etc.) and on the grounds (if you need more baggies, please let us know). Any damage caused by your pet will be the responsibility of the person traveling with the pet and additional fees may be assessed if deemed necessary.


At certain times during the year minimum stays may be required


If a named room is booked, since it is a one of a kind, all reservations will be honored to the best of our ability. However, when booking a room type in which there are multiples, we cannot guarantee a specific room number due to arrivals and departures, but will make every effort to satisfy your request, and if not, will provide an equal and/or similar room type.
