Terms & Conditions
We require a valid credit card to confirm your reservation.
You may cancel your reservation with 72 hours (or more) notification before arrival date. If you cancel with notice within the 72 hour cancellation period you will be charged one night’s room and tax. If no notice is given, you will be charged the full amount of your reservation.
No shows, late arrivals and early departures are responsible for the full amount of their reservations.
Please take notice that according to Vermont Law, we are a non-smoking property. If it is found that a room has been smoked in at any time, a $250 fee will be charged.
Check-in begins at 4:00 p.m. Check-out is by 11:00 a.m. Our office hours are from 8:00 a.m. to 9:00 p.m. Since we are not open 24 hours, we would appreciate a phone call if you will be arriving after our office closes. Late checkout may be arranged prior to check-out time on some occasions. But if this has not been arranged in advance of check-out time, another day’s rental will be charged for unapproved late check-outs. Early check-in may be arranged in advance depending on factors including availablilty and housekeeping schedules. If not arranged in advance, your room may not be ready prior to 4:00 p.m.
We allow small well-behaved dogs (no cats, etc.) 40 lbs. or less in select rooms and suites ONLY with prior approval. There is a non-refundable $20 per night per pet fee; this fee applies to all dogs including emotional support dogs. Service dogs are exempt from the fee. Guests with pet(s) are expected to sign a pet policy agreement upon check-in; a copy will be provided.
For the safety of your dog and for all of our guests, all pets must be on a leash held by a responsible person at all times while outdoors. Also, for the happiness of your dog and for the benefit of our other guests, dogs are not allowed in the rooms unattended. If your dog is left alone in the room, and disturbs other guests, we will contact you and insist that you return to the room to attend to your dog.
We want your dog to be happy so you'll find a bowl, courtesy bags and treats when you arrive in your room. And if your dog's paws get wet, just ask for an extra towel and we'd be more than happy to supply one!
Please note: we have rooms that are specifically designated as pet-free for our guests with allergies.
Our pet policies reflect our respect for your pet as well as for the non-pet owners who stay with us. All pet policies are strictly enforced (we require a signature on our pet policies contract upon check-in). We do reserve the right to ask that noisy, messy or misbehaving pets (and their owners) be removed from the premises without notice or refund.
Please do not allow your pet on the bedding. Request extra towels, if needed, for your pet. Additional fees will be assessed for dirty or damaged bedding or furniture and carpeting. Please clean up after your pet both inside the room (spilled food, etc.) and on the grounds (if you need more baggies, please let us know). Any damage will be the responsibility of the person traveling with the pet and additional fees may be assessed if deemed necessary.
At certain times during the year, minimum stays may be required.
If a named room is booked, since it is a one of a kind, all reservations will be honored to the best of our ability. However, when reserving a room type in which there are multiples, we cannot guarantee a specific room number due to scheduling arrivals and departures. However, we will make every effort to satisfy your request and, if not, we’ll provide an equal and/or similar room type.
Fireplaces are operational from mid-September through April 30 and the rates change to reflect this.
